Trey Cloud is a partner in the Corporate Practice Group. He focuses his transaction practice on energy and commercial real estate matters.
Trey understands the business issues, concerns, and motivations of his clients, and always strives to overcome obstacles with practical, pro-business solutions. He believes strongly in customer service and is committed to being responsive and accessible to his clients.
His energy practice includes representing refineries, renewable energy companies, oil and gas operators, and pipeline companies. He advises on all phases of interstate and intrastate midstream projects, refineries and wind farms. He assists clients with renewable energy leases, survey access, title review, right-of-way and leasehold acquisitions, landowner negotiations, regulatory issues, expropriations, and preparation of transactional documents. Trey also represents oil and gas companies with respect to abstract review, renders preliminary, supplemental, and division order title opinions, and advises on complex mineral and royalty rights, mineral lease negotiations, and curative work.
Trey represents developers and investors in each phase of their commercial real estate projects, from initial planning and acquisition through title review, due diligence, financing, and development. He handles complex negotiations between clients and lenders, including multi-tiered financing strategies, refinances, and workouts. His clients include developers of convenience stores, golf entertainment facilities, office buildings, shopping centers, traditional neighborhood developments (TNDs), apartment complexes, condominiums, hotels, and mixed-use projects.
Additionally, Trey has experience representing landlords and national tenants in preparing and negotiating a range of commercial leases. He has negotiated specialty, anchor, and other leases spanning a wide variety of retail segments, including fashion and apparel, home furnishings, restaurants, grocery stores, franchises, cinemas, bookstores, and auto parts. These leases have included diverse properties such as outparcels, office buildings, strip centers, lifestyle centers, malls, mixed-use developments, and warehouses. Trey also has experience negotiating lease workouts and lease settlements for landlords and tenants.
In addition to his experience in energy and commercial real estate, Trey is a licensed patent attorney with the US Patent and Trademark Office. He has years of experience in patent prosecution and has worked on technologies ranging from cancer-detecting proteins to coastal restoration devices.
